Most paver patios in the Chicagoland market fall between roughly $25 and $55 per square foot installed, with the national range running $8 to $26 per square foot for simpler installs. Where a project lands depends on patio size, paver brand and style, base depth, site access, demo of any existing slab, drainage work, and add-ons like seat walls, steps, or a fire feature. Every Custom Scapes patio is quoted after a site visit so the estimate reflects your actual conditions rather than a generic per-square-foot number.

It varies by municipality. Many northern Illinois villages waive permits for at-grade patios under 200 square feet and retaining walls under 3 to 4 feet, but rules differ in DeKalb, Kane, McHenry, Cook, DuPage, Ogle, and Winnebago counties. Walls over 4 feet typically require an engineered drawing. We confirm requirements with your local building department before breaking ground and pull permits when needed, so you do not have to navigate that step yourself.

A properly installed paver patio in our climate should last 25 to 30 years or more. The key is what is under the pavers, not the pavers themselves. Freeze-thaw cycles destroy patios with shallow or poorly compacted bases because trapped water expands and lifts the surface. We build to a base depth and compaction spec rated for Illinois winters and use pavers with low water absorption so they hold color and structure through decades of seasonal movement.

Each has a place. Poured concrete is the lowest upfront cost but cracks predictably in our freeze-thaw climate and is hard to repair invisibly. Stamped concrete looks elevated but shares the same cracking issue. Pavers cost more up front, flex with ground movement instead of cracking, can be lifted and reset if a section ever shifts, and offer the widest range of finishes. For premium, long-term outdoor living in northern Illinois, pavers usually win on lifecycle cost and looks.

Yes — these are some of our most-requested add-ons. Wood-burning fire pits, gas fire features, seat walls, pergolas, lighting, and outdoor kitchens all integrate cleanly into a paver patio when planned from the start. Gas lines and any 120V or 240V electrical work require permits and licensed trades, which we coordinate. Fire features should sit at least 10 to 20 feet from structures, trees, and fences, and we plan layouts with those clearances in mind.

Most residential patio projects take one to three weeks of active build time once we are on site, depending on square footage, wall work, and weather. The bigger variable is scheduling lead time — spring through fall is our build season, and prime slots fill early. After your design is approved and the contract is signed, we give you a target start window and confirm a firm start date a week or two ahead so you can plan around it.

Sealing is recommended in our climate, and we include initial sealing as part of every Custom Scapes paver installation. A quality sealer slows color fade, blocks salt and organic staining, and keeps polymeric sand locked into the joints, which helps fight weeds and ant activity. From there, plan on a clean and reseal every three to five years in Chicagoland to keep the patio looking its best — we offer reseal service for past clients on that cycle.
